Planning Permission — the 5 biggest myths
Myth 01 — If my neighbour has planning permission, that doesn't automatically mean you will. Every application is assessed on its own merits.
Myth 02 — Permitted Development means I don't need permission. Not always: Article 4 Directions, listed buildings and previous planning conditions can all remove PD rights.
Myth 03 — Planning permission guarantees I can build it. Planning and Building Regulations are two completely different approvals.
Myth 04 — Bigger means better. Good design isn't measured in square metres — planning officers look at design quality, neighbour impact and context.
